The operation
In October 2018, Inclusio invested nearly €20 million in the purchase on plan of 106 of the 163 housing units, the six commercial spaces, the office and 84 of the 141 underground parking spaces. The gross rental yield is close to 4.5%. The housing units owned by Inclusio are leased for 27 years to three different Social Real Estate Agencies (A.I.S.).
The building itself was developed by Kairos, through City Projects, and was designed by Atelier d’Architecture Alta. The general contracting was entrusted to Interbuild. The building of approximately 12,000 m² includes a total of 163 residential units, 6 commercial spaces on the first floor, an office and 141 underground parking spaces. Its central location allows it to be served by different bus lines. The Eddy Merckx metro station is also within walking distance. The immediate surroundings offer a wide variety of brands, such as Cora, Ikea, Brico, Decathlon and various Horeca establishments.
“This project follows the philosophy of the very first project realized by Baita and KOIS at the creation of Inclusio: the housing of people for whom social integration requires more than just access to housing, including support by a specialized non-profit organization. At the Domaine des Etangs, three groups of beneficiaries will be housed in this way. The most important group are people with a slight handicap in the context of a supported housing project aiming at an autonomous life, in collaboration with the non-profit organizations TOOP and HUBBIE. The latter will ensure a 24-hour permanence. Next comes a group of regularized refugees, supported by the NGO Convivial and the Centre Social Protestant. And finally, a group of people who were in transitional housing and now have access to sustainable housing.”

A.I.S. Baita
A.I.S. Baita rents 45 apartments. The objective of Baita is the qualitative and quantitative development of a housing offer for vulnerable people, as far as possible in cooperation with initiatives of social orientation and promotion of the social integration of singles and families.
A.I.S. Logement pour Tous
A.I.S. Logement pour Tous rents 33 apartments. Logement pour Tous (LPT) is a non-profit organization created in 1996, approved and subsidized by the Brussels-Capital Region. Registered in the constitution since 1994, the right to housing is essential to the development of everyone. In order to contribute to the implementation of this fundamental right, Logement pour Tous acts to provide quality housing to people with limited incomes, to ensure that owners can manage their housing without worry or risk, and to promote the rehabilitation of the private rental housing stock in Brussels.
A.I.S M.A.I.S.
A.I.S M.A.I.S. rents the remaining 28 apartments. M.A.I.S’ actions is mainly focused on private and public housing in Molenbeek as well as in the neighboring municipalities. On a daily basis, the M.A.I.S. works to inform and accompany the prospective owners and landlords in the management of their property (technical and administrative follow-up). The M.A.I.S. also provides social, administrative and technical follow-up to all its tenants.
